Planners - Development Potential and Success
As an experienced planner, both in the public and private
sectors, and working on hundreds of property development
projects, I have seen so many times where the planning
industry has being isolated from the initial concept phase of
property development or our advice is being ignored.
Many of the big name developers have got this sorted by
having planners either on staff or permanently engaged; therefore, making the application process a lot easier and more succinct for the project teams and assessment managers; however, there are still others who don’t see the value in consulting a planner.
I know that typically planners don’t like engineers, and engineers don’t like architects, and developers don’t like the costs associated with all of our services but they needs us...but...at the end of the day, we are all working on the same projects to achieve the same outcomes. So, as much as we may disagree and may not understand why the other disciplines do things the way they do - we are all specialists in our field and that is what makes us awesome at our jobs.
Planners...we are a unique bunch, and it is our job to deliver what everyone wants (the developer, architect, civil engineer, landscape architect, environmental consultant, transport engineer, hydraulic engineers, the local council, any state government agencies etc.) with no compromise on anything...sounds like fun, right - strangely enough it is :) We review, assess, consult, recommend, review, assess and consult some more, and then provide our final recommendations - this is to ensure that we get agreement from everyone before proceeding to the next phase, then it starts all over again.
Planners may appear to be the ‘sticks in the mud’, but when you have 100’s of stakeholders, all with an invested interest (personally, professionally or financially) in the project, it takes time to get all of the pieces of the giant jenga in the right place - hence the importance to get us involved as soon as you can. The inclusion of us planners at the conceptual phase is crucial both from a timing and costing perspective. The advice and guidance we provided we can either make or break a project and consulting with us from the outset is invaluable.
Please note that planning advice can come from pretty much anyone who can read a planning scheme and mapping; however, if you want planning advice and strategic guidance on how to successfully deliver your proposed development, then please for the love of god contact a reputable
and respected planner.
